A floor plan card shows beds, baths and square feet. These are the other figures a buyer needs — and the ones the directory is being built to carry, community by community.

Cost

CDD is not the HOA

Many Florida communities carry a Community Development District assessment on top of the HOA — part infrastructure debt, part operations. The debt portion has a payoff year, and how much of it is left changes the value of the house when you sell.

Incentives come with terms

Rate buydowns and closing-cost credits are often tied to financing through the builder's own mortgage company — standard practice across the industry, and frequently the better deal. We show the incentive and its condition side by side, so the comparison is an easy one to make.

Timing

Phases are not neighborhoods

A community sold in phases will still be a construction site when your phase closes. Which phase you buy in decides how long you live next to trucks, and which amenities exist on the day you move in versus which ones are still a rendering.

Warranty has a structure, and it varies

Most national builders publish something like a 1-2-10: one year on workmanship, two on systems, ten structural. Some don't publish a fixed structure at all and follow each state's statute of repose. Knowing which one you're buying matters more than the brochure suggests.

New and resale, side by side

In a half-built community the builder is selling new while neighbors resell three-year-old homes. We put both on the same page, per square foot, with incentives priced in. Most of the time that comparison is what convinces a buyer that new is worth it.

Representation

Bringing a broker costs the buyer nothing

Florida builders budget for broker co-operation, so a buyer can be represented at no added cost — as long as the broker is registered on the first visit. We register, we accompany the visit, and the sale closes through the builder's own sales office.

We are a licensed Florida brokerage. We are building an independent directory of Florida's new-construction communities and floor plans — the kind that shows you the phases, the fees and the resale comparison, not just the renderings.

We serve a lot of international buyers — a large share of them Brazilian — who are making one of the biggest decisions of their lives in a language and a legal system that are not their own.

Every number we publish carries its source. When we can't source it, we leave it blank rather than fill it with something plausible.

We don't copy builder marketing copy or photography. The descriptions on our pages are written by our team, and each page links to the builder's own page so you can check us.
